USDA and Habitat for Humanity to Build Homes and Ladders of Opportunity

On a blustery cold November morning, it was heartwarming to help Judy Aguero put the first nails into the doorway of her new home. Ms. Aguero, a single mom, was born in New York City and moved to Pennsylvania when she was 15 years old. When her mother was deported back to Santo Domingo, Judy lived with members of her church. By 19, she was expecting a child and living at a homeless shelter. Overcoming all odds, Judy was determined to make a better life for herself and her child. She is currently employed as a Certified Nursing Assistant and is working on an associate’s degree in social work. Through York Habitat for Humanity, she will be moving into a new three bedroom, one bath two-story duplex in the spring of 2015 with her daughter, Yudelka.

USDA Rural Development’s Pennsylvania housing staff recently met with York Habitat for Humanity (York Habitat) to partner our resources to help bring homeownership to reality for rural Pennsylvanians. York Habitat will be working as a packager to help hardworking potential homeowners like Judy complete applications for the USDA 502 Direct Home Loan Program.  Through the program, direct homeownership loans are available to lower income individuals and families. Payments are based on income, with no down payment required. It’s just another way Rural Development is creating ladders of opportunity to help people have the tools they need to climb into the middle class.

Home for the Holidays: A Pennsylvania Mom's Story

A year ago this week, Misty Allen and her daughter Deanna came home to the American Dream they thought would forever be out of reach.

“It was magical!” said Allen. “This house is more than I could ever have asked for. I never imagined I could have a three-bedroom house for less than I was paying in rent.”

Flooded out of their most recent apartment and facing a significant rent increase to offset repairs, Allen learned about Rural Development’s 502 Direct Home Loan Program through her local Realtor. Just before Christmas, she and Deanna settled into their picturesque Athens, Pa., neighborhood, their new puppy Odysseus joining Loki, the mischievous German Shepherd, in the mix.

USDA Redoubles Efforts to Provide Safe, Affordable Housing on a South Dakota Reservation

Recently, Crow Creek Sioux Tribal Chairman Brandon Sazue Sr.  joined USDA Rural Development Acting Housing Director Bruce Jones and Lori Moen, Chief Operating Officer for GROW South Dakota (GROW) in the signing of a Memorandum of Understanding that will streamline the process towards increased homeownership on the Crow Creek Indian Reservation.  “What we do today can make a difference for tomorrow.  By working together, we support the betterment of our Tribe as we know housing is much needed on our Reservation” said Chairman Sazue Sr.

It’s Never Too Late to Start a New Beginning

Just ask eighty-six year old Rita Fincher in Park Hills, Missouri and she will tell you it is never too late to start a new beginning.

After raising ten children in a mobile home, her current dwelling was literally falling in around her when her children and grand children came to the rescue.  One of the grandsons was in the real estate business and learned of a vacant home that had been foreclosed and owned by a local bank.   With the help of the USDA Rural Development direct home loan program she applied through the Farmington, Missouri office and was determined eligible.  The house was structurally sound but needed lots of tender loving care.  With some financial help from the local bank and USDA Rural Development, her family, church friends, and neighbors made the needed repairs and improvements.
